    I provide the following professional property management to my clients:

    I am available 7 days a week for landlords, tenants and to show prospective tenants
    through vacant properties.

    1. Rent collection and monitoring, and the added advantage of supplying tenants with a customer payment card, so rent is able to be paid 24 hours a day.
    2. Banking deposited electronically to landlords preferred bank.
    3. Payment of council and water rates, etc.
    4. Organising payment of specific invoices as directed by landlord.
    5. Competitively priced maintenance people.
    6. Extensively researched landlord insurance policies, to offer best possible policy for
      landlord.
    7. Preparation of any Insurance Claims.
    8. Liaison with Landlord Insurance Officers and processing of any Claims.
    9. Monthly landlord statements printed between the 20th and 24th of each month.
    10. Original invoices for taxation purposes.
    11. Regular 3 monthly inspections with written reports.
    12. Internal and external photographs of property with each new tenant.
    13. Extensive initial inspection reports, plus 60-120 photos, depending on the property size
      (completed in min.2 hrs)
    14. Relevant tribunal notices served on behalf of the landlord.
    15. The preparation and placement of all media advertising.
    16. Preparation of leases, bond forms and all other relevant forms when introducing a new
      tenant.  Copies of all documents to landlords.
    17. A free market appraisal when and if required on your property.
    18. Rent arrears followed up on a daily basis.
    19. Attendance on behalf of landlord and advice for any tribunal hearings.
    20. Other instructions as included in the Property Management Agreement.
